1. Purpose

ZT Pros LLC ("ZT Pros," "we," "us," or "our") refers homeowners to independent, state-compliant home and other service contractors through our technology platform and referral business. When a contractor receives a referral through ZT Pros, the homeowner expects that the contractor they were referred to — or a properly qualified substitute — will perform the work. This Subcontractor Disclosure Policy establishes the rules and requirements for contractors who wish to use subcontractors on jobs obtained through ZT Pros referrals.

2. When Subcontracting Is Permitted

Contractors may engage subcontractors on ZT Pros-referred jobs under the following conditions:

  • Specialized trades: When the job requires specialized skills or trades that complement the primary contractor's scope (e.g., a general contractor engaging a licensed electrician or plumber)
  • Capacity assistance: When additional labor is needed to complete the job within the agreed timeline
  • Customer consent: The customer must be informed of and consent to the use of subcontractors before work begins

3. Subcontractor Requirements

All subcontractors engaged on ZT Pros-referred jobs must meet the following requirements:

  • Licensing: Must hold all required state and local licenses for the work they will perform
  • Insurance: Must carry general liability insurance and workers' compensation insurance (where required by state law)
  • Compliance: Must comply with all applicable laws, building codes, and safety regulations
  • Professionalism: Must adhere to the same professional standards outlined in our Contractor Code of Conduct

4. Disclosure Requirements

The primary contractor must:

  • Inform the customer in writing before any subcontractor begins work on the job. The disclosure must include the subcontractor's name, company name, and the specific work they will perform.
  • Obtain customer acknowledgment of the subcontractor's involvement. If the customer objects, the primary contractor must either perform the work themselves or arrange an alternative acceptable to the customer.
  • Verify credentials of all subcontractors before engaging them. The primary contractor is responsible for confirming that subcontractors hold valid licenses and insurance.
  • Maintain records of subcontractor credentials (license numbers, insurance policy numbers, and expiration dates) and make them available to ZT Pros upon request.

5. Primary Contractor Responsibility

The primary contractor who received the ZT Pros referral remains fully responsible for:

  • The quality and safety of all work performed, including work done by subcontractors
  • Customer satisfaction and communication throughout the project
  • Ensuring subcontractors comply with this policy and all applicable laws
  • Payment of the ZT Pros referral fee on the full job value, regardless of how work is divided among subcontractors
  • Any damages, injuries, or liabilities arising from subcontractor work

6. Prohibited Practices

  • Engaging unlicensed or uninsured subcontractors
  • Subcontracting the entire job without customer knowledge and consent
  • Using subcontracting as a means to circumvent ZT Pros's referral fee obligations
  • Misrepresenting subcontractors as employees of the primary contractor's company
  • Engaging subcontractors who have been deplatformed from ZT Pros

7. Enforcement

Violations of this Subcontractor Disclosure Policy may result in:

  • Warning and required corrective action
  • Temporary suspension from the referral pool
  • Permanent deplatforming for repeated or egregious violations

Engaging unlicensed or uninsured subcontractors is considered a serious violation and may result in immediate suspension pending investigation.

8. Reporting Concerns

If you are a customer and believe a contractor has used an undisclosed or unqualified subcontractor on your job, please contact:
